How long has the company been actively involved in property management?
Epoch's management team was started in 1973 as a department of Epoch Properties, Inc. In March of 1976, as a result of its phenomenal growth, the Property Management department was incorporated as Epoch Management, Inc., an affiliate of Epoch Properties, Inc.

What kind of properties is Epoch qualified to manage?
Epoch specializes in apartment management. Epoch has managed condominiums, homeowner associations, motels, small shopping centers, warehouses, high rise and garden office buildings, restaurants, gas stations, mini-warehouses and resorts.

What is the average size of the communities currently being managed?
Epoch-managed communities have ranged in size from 42 to 944 units, with the average size being about 250 units.

Is the company experienced in the solution of construction related problems pertaining to taking a project from construction and "packaging" it properly to enable it to reach its full economic potential? How many projects have been thus undertaken?
To date, Epoch personnel have taken from the construction stage in excess of 130 projects, performed the role of quality control on the units turned over by the contractor, and maximized income to the owner/client through a well developed and highly organized rental, marketing and management system modeled after the critical path method.

PROFESSIONAL QUALIFICATIONS

Does the company meet the qualifications and subscribe to the code of ethics necessary for recognition by the Institute of Real Estate Management as an Accredited Management Organization?
Yes, Epoch adheres strictly to the code of ethics of the Institute of Real Estate Management and has been designated as an Accredited Management Organization (AMO).

Is the company a Licensed Real Estate Broker?
Yes, Epoch Management is registered with the Florida Real Estate Commission.

What are the formal education and qualifications of each of the property supervisors?
Epoch's property supervisors have combined college experience in excess of 25 years, in fields ranging from Business to Accounting to Engineering.

What kind of references is the company able to give?
The Epoch name is well known to the Lincoln National Corporation, Walt Disney World, Alex Brown Realty, G.E. Capital, Beal Bank, John Hancock, Pacific Life, Prudential, Mutual Benefit, CNA and many others. A detailed list will be gladly provided upon request.

What recent seminars and/or educational courses relating to Property Management have the company's property supervisors recently attended and completed?
Epoch personnel attend property management seminars on a continual basis in order to keep abreast of the changing developments in the field of property management. They also work directly with recognized experts in the field.

OPERATING POLICIES

What other real estate functions does the company perform?
Epoch Management performs property management services ONLY. There are no conflicts of interest to deter the professional management of our clients' properties.

What precautions does the company take before hiring employees?
In addition to the normal reference check and thorough interview, potential employees are drug tested and given a criminal background check, as well as a careful review of references.

How does the company handle receipts from the properties of its management clients?
Each property has its own bank account for the exclusive use of that property. Under no circumstances are these funds commingled in any manner with any other property or any other funds belonging to or entrusted to Epoch Management.

Does the company receive directly or indirectly any rebate, fee discount or other benefit, whether monetary or otherwise, without the full knowledge and prior consent of the client concerned?
Epoch returns all rebates, commissions, etc. to the client and has no interest whatsoever in any maintenance supply, painting, landscaping, resident referral or any other servicing companies or vendors. The only fee that Epoch derives is the management fee agreed upon with the client, i.e., Epoch charges no training fees, no administration fee/processing/bookkeeping fees or copying fees.

Is the company adequately staffed to insure capable handling of the client's property during any extended absence of key individuals? What is the ratio of rental properties to total property supervisors?
Epoch has a staff of six property supervisors and several property supervisor trainees who can fill in as necessary during an emergency.

How often is the client's property physically inspected?
As often as necessary, which, in some cases, amounts to almost full-time attention. However, after all problems are worked out and the property is running smoothly, Epoch's Property Supervisor Checklist requires a minimum of once per week inspections.

Does the company have on file up-to-date copies of all Florida Landlord Tenant Laws?
Epoch stays up-to-date on Landlord/Tenant laws through local apartment associations, consultants specializing in governmental rules and regulations, and close relationships with attorneys specializing in landlord/tenant laws.
