Company History

Epoch Management was formed in 1973 because an apartment owner couldn't find a real estate management company that managed from an owner's viewpoint. After considerable refinement and experience, Epoch developed a system of management that focused on realization of the owner's objectives, gradual enhancement of the investment property, and optimum quality of life for the residents. Epoch's understandable, no-nonsense methods for uncovering details and knack for measuring and reporting property performance proved so successful that this system was made available to clients other than Epoch Properties. By micro-managing the details, the large objectives are more easily achieved, and the client is always kept fully informed.

This system (a) focuses on the critical management elements, (b) presents them in an orderly, logical and user-friendly manner, (c) identifies problem areas quickly, and (d) places heavy emphasis on achieving results. Epoch's system involves all levels of personnel, from the top executives to all on-site management personnel who are selected, educated and trained to think, analyze and take action according to owners' predetermined, identifiable goals. Personnel are compensated on results which are directly related to achievement of these goals.

Nearly half of Epoch's involvement in multifamily management began in the planning and/or early construction stage. This has enabled Epoch to provide numerous cost saving suggestions that materially affect the success of the venture and reduce owner risk ratios. This involvement in construction has helped Epoch develop a keen insight into solutions that stem from the more unusual maintenance/repair problems occurring later in the age of a multifamily property. Epoch Management also provides consultation and development coordination which includes, but is not limited to, market analysis, site selection and planning, architectural and landscaping plans, material selection, amenity package, interior furnishings, unit mix, pro formas, rent structures, and marketing and advertising.

Contrary to the trend of the last decade, when the formation of management companies began to boom, Epoch began 25 years ago as one of the original multi-family management pioneers. Epoch is still recognized as a leader in multi-family management, having trained many industry leaders and consultants, all the way up to a former President of the National Apartment Association.

  • Each community is treated as though we own it, with the same philosophy and goals as our client. Each project has its own bank accounts, separate files, etc.; nothing is ever commingled. Every employee at Epoch is available to our clients at any time, including non-business hours.
