Supervisory Requirements
Epoch's decision to promote an employee to supervisory level is based only on the employee's personal "track record." Members of Epoch's supervisory staff achieve this position only after proving superior management ability and expertise on-site at other Epoch managed properties. This policy not only assures that the supervisor has a hands-on, working knowledge at the site level and knows how to get results, but also provides considerable incentive for site employees to excel.

Supervisory Incentive
Epoch's supervisory staff is financially motivated to maximize the income of a project by raising rents, decreasing vacancy, reducing turnover, and minimizing collection loss, since their compensation is based upon the income collected from the project.

Broader Local Bases
Real estate is a very localized business. Epoch's involvement with other clients/owners/properties enables a more in-depth, insight as to what is really happening in the local markets, as well as broader access to creative ideas and methods. Epoch's portfolio gives the "strength in numbers" clout necessary for effective market control and competition.

Team Concept
The progress of each property in Epoch's portfolio is monitored not only by all of the Epoch supervisors on a weekly basis, but also by a team led by each supervisor. This assures an ongoing flow of ideas, suggestions and monitoring for each property, as well as someone else for the asset manager/owner to talk with should the supervisor be temporarily unavailable.

Total Independence
Epoch Management has no ownership in any real estate or any other company such as insurance agencies, lawn maintenance companies, maintenance services, etc. or any assets other than those necessary to conduct its management business. Therefore, there are no possible sources of negative cash flow to drain upon management fee income, thereby potentially compromising services to clients. There is no potential for any conflict of interest with Epoch's clients.
